Serving Wells and the Mendip Hills, we come to you

Wells LPA specialists, home visits throughout the area

Wells is England's smallest city by population, but its catchment area for professional services covers the whole of the former Mendip district, now part of the wider Somerset Council area. From the medieval streets around Wells Cathedral and Vicars' Close to the hill villages of the Quantock fringe, the Somerset Levels communities, and market towns like Glastonbury and Shepton Mallet, this is a dispersed, rural area where access to specialist services genuinely matters.

Many residents of the Mendip Hills and surrounding villages tell us the same thing: they hadn't realised a professional LPA adviser would come out to them. We do, anywhere in the Wells area and throughout the Mendip district. We visit stone cottages in Priddy, farmhouses above Wedmore, homes in the Wookey valley, properties in Coxley and Polsham, and bungalows in Glastonbury and Shepton Mallet. Distance within our area is no obstacle.

We also offer online appointments via Microsoft Teams, particularly useful for family members who live away from the area and are coordinating an LPA for a parent in Wells, or for working-age residents who prefer a virtual meeting to a home visit.

Why Wells and Mendip residents choose Futura Planning

We come to you, wherever you are in the Mendips. Whether you're in Wells city centre, a cottage in Wookey, or a farmhouse on the Mendip plateau, we arrange a home visit at a time that suits. Evening and weekend appointments available. No travelling, no waiting rooms.

Full service from start to OPG registration. We don't just prepare the documents, we guide you through choosing attorneys, completing all requirements correctly, and we submit to the Office of the Public Guardian on your behalf. You deal with us, not the OPG.

Society of Willwriters members. Full, qualified members of the Society of Willwriters, the UK's professional body for LPA and will writing practitioners. Your guarantee of a regulated, ethical, accountable service.

Sensitive and unhurried. Given Mendip's demographics, many of our appointments here involve older residents or borderline capacity situations. We always take the time needed. Call 01934 442030 for a free, no-obligation conversation first.

Why Wells and the Mendip Hills need LPAs more than most

One of England's oldest population profiles, and why it matters

The numbers are striking. The Mendip area, with Wells as its historic capital, has an ageing demographic that makes Lasting Power of Attorney not just advisable, but genuinely urgent for a large proportion of local residents and their families.

23.8% · of Mendip residents are aged 65 or overSignificantly above the England average of 18.4%.
26.5% · of Mendip residents are retiredNearly double the national working-age employment rate.
47 yrs · Mendip's median ageAbove the South West average of 44 and well above England's 40 years.
£497k · Average Wells property valueA significant asset requiring legal protection.

The 65 to 74 age group in Mendip grew by 33.9% between 2011 and 2021, the fastest-growing demographic in the district. This is not a future trend, it is the current reality. For families across Wells, Glastonbury, Shepton Mallet and the Mendip villages, the likelihood that a parent, spouse or close relative will need an LPA in the near future is higher here than almost anywhere else in England. And with Wells property averaging nearly £500,000, the financial stakes of not having a Property & Financial Affairs LPA in place are very real.

Serving Wells and its communities

LPA home visits across Wells and the Mendip area

From the city itself to the hilltop villages and Somerset Levels communities, wherever you live, we visit you at home.

Wells City & surrounds (BA5)Medieval streets, Georgian townhouses near the Market Place, and Victorian terraces throughout the city. Wells has a notably older resident population concentrated in and around the city centre, many of whom would benefit significantly from both an LPA and a Will review. We visit anywhere within Wells.
Wookey, Coxley & Polsham (BA5)Stone villages along the River Axe west of Wells, with a mix of long-established farming families and newer residents drawn by the rural character. Many are surprised that a professional LPA adviser visits this area, we do, regularly, and always at your home.
Priddy & the High Mendips (BA5)England's highest village and surrounding plateau communities, remote, characterful, and often overlooked by professional services. Residents here frequently tell us they'd assumed they'd need to travel to get LPA advice. They don't, we come to them.
Glastonbury & Street (BA6)Glastonbury's unique character and Street's family community make both towns popular with a wide range of residents. The older population in both towns is significant, and LPA demand here, particularly from families with an ageing parent, is amongst the highest in the area.
Shepton Mallet & Pilton (BA4)Shepton Mallet is a thriving market town with a significant older residential community. Pilton, home to the Glastonbury Festival at Worthy Farm, is a village community with long-established residents who value home visits as a practical and respectful approach to LPA planning.
Wedmore, Cheddar & Axbridge (BS28)Some of Somerset's most desirable villages, Wedmore's stone properties, Cheddar's Gorge-edge setting, Axbridge's medieval square. These are communities where homeowners have lived for decades and where LPA conversations are increasingly common and important.

Understanding Lasting Power of Attorney

The two types of LPA, and what each one does

A Lasting Power of Attorney lets you appoint people you trust to make decisions on your behalf if you lose mental or physical capacity. There are two distinct types, and most Wells and Mendip residents benefit from setting up both.

Property & Financial Affairs

This LPA gives your chosen attorneys the legal authority to manage your finances and property, from everyday banking to major decisions about your Wells home or farmhouse. It can be used while you still have capacity if you choose, or only once you have lost it. Particularly vital for Wells homeowners, without this LPA, no one can manage, sell or remortgage your property if you lose capacity, even a spouse or adult child.

  • Manage bank accounts, savings and investments
  • Pay bills, rent or mortgage on your behalf
  • Buy or sell your Wells or Mendip property
  • Collect your pension and benefits
  • Deal with HMRC and financial institutions

Health & Welfare

This LPA gives your attorneys the legal power to make personal care and medical decisions on your behalf. Unlike the Financial LPA, it only comes into effect once you no longer have mental capacity to make those decisions yourself. Without it, Wells Community Hospital, local care homes and healthcare providers make decisions based on clinical guidelines alone, not necessarily your personal wishes or preferences.

  • Accept or refuse medical treatment on your behalf
  • Speak to doctors, consultants and care staff
  • Decisions about where you live and daily care
  • Can include life-sustaining treatment decisions
  • Ensures your care wishes are legally documented

Don't leave it too late

An LPA can only be created while you still have mental capacity

This is the single most important fact about Lasting Power of Attorney, and the one most often left too late, particularly in areas with an older population like Mendip.

It cannot be created after capacity is lostOnce someone no longer has mental capacity, an LPA cannot be made. The only alternative is a Court of Protection Deputyship, significantly more expensive, much slower, and deeply stressful for families.
A diagnosis may not be too late, yetMany people retain sufficient capacity to make a valid LPA after an early dementia diagnosis. The sooner you act, the more straightforward the process is likely to be. If there are concerns, please call us first.
Capacity can be lost suddenly at any ageA stroke, serious accident or sudden illness can remove the ability to make an LPA overnight, not just dementia. An LPA is sensible planning for every adult with property, savings, or family responsibilities.
Banks freeze accounts without an LPAWithout a Financial LPA, banks freeze accounts when they become aware capacity has been lost. Families across the Mendip area can find themselves unable to pay basic bills or access funds, even from a joint account.
OPG registration takes around 20 weeksThe Office of the Public Guardian currently takes approximately 20 weeks to register a submitted LPA. It is not legally effective until registered. We handle the OPG submission for you and keep you updated throughout.
Court of Protection: slow and expensiveA Deputyship Order takes twelve months or more and costs several thousand pounds. For Mendip families managing a parent's care, often from a distance, this gap can be deeply disruptive to everyone involved.

Who is this page for?

Two groups, one essential document

LPA enquiries from the Wells and Mendip area tend to come from two distinct groups. We're experienced in helping both, and tailor our approach to each.

Wells residents planning ahead for themselves

You've been thinking about what would happen if you lost capacity, through illness, accident, or dementia. You may own a property in Wells, a stone cottage in Wookey, a farmhouse above Priddy, or a home in Wedmore. You want the right people legally empowered to manage it if the time comes.

You don't have to be elderly to need an LPA. With over a quarter of Mendip residents retired, and a median age of 47, this is a community where LPA planning is particularly timely. Many of our Wells-area clients are in their 60s, active, healthy, and simply being sensible.

Setting up both LPAs together in a single appointment is the most efficient approach. We visit you at home anywhere in Wells or across the Mendip area, or meet via Teams.

Adult children arranging an LPA for a parent

A parent in Wells or one of the Mendip villages has been diagnosed with dementia, had a fall, or you've simply noticed things are becoming harder. You want to get an LPA in place, and you may be doing the research from Bristol, Bath or further afield.

Once it's set up, our guide to acting as an attorney for a parent explains exactly where the boundaries lie.

This is one of the most common situations we encounter in the Mendip area. With Mendip's older population, it's a conversation many families are having right now. We always speak directly with the person making the LPA to ensure they understand and are comfortable, at their own pace, in their own home.

If you're worried that capacity may already be borderline, please say so when you call. We'll discuss it carefully before booking, and advise honestly on whether an LPA can still be made.

Client feedback

What our clients say about our LPA service

I had a very good experience with Stephen, his advice was very useful, and I would highly recommend him. He has a very good knowledge of the system.
D. Freeman, Somerset
My mother lives alone in a village near Wells and I was worried about getting her LPA sorted. I live in Bristol and was amazed the adviser would come out to her at home. Mum was put completely at ease and everything was explained at her pace. I can't thank Futura Planning enough.
A Bristol-based family, arranging LPA for a parent near Wells, BA5
We live in Wedmore and had been putting off both LPAs for years. The home visit was arranged within days of calling, everything was explained plainly, and we had our documents registered within six months. Thoroughly recommended to anyone in the Mendips.

Common questions

Frequently asked questions about LPAs in Wells

The Mendip district has one of the oldest population profiles in England, 23.8% of residents are aged 65 or over, versus 18.4% nationally, and the number aged 65 to 74 grew by 33.9% between 2011 and 2021. Over 26.5% of Mendip residents are retired. This means the likelihood that a Wells-area resident or their close family member will need an LPA in the coming years is substantially higher than the national average. Combined with Wells property values averaging nearly £500,000, the case for having an LPA in place is particularly compelling here.
Yes, genuinely. We visit clients throughout Wells city and all the surrounding villages: Wookey, Coxley, Polsham, Priddy, Westbury sub Mendip, Pilton, Croscombe, Glastonbury, Shepton Mallet, Wedmore, Cheddar, Axbridge, Street and more. We also offer online appointments via Microsoft Teams for anyone further afield or who prefers to meet virtually. Distance within our service area is not a barrier.
Futura Planning charges from £299 per LPA, with both LPAs together from £449. The Office of the Public Guardian charges £92 per LPA for registration, paid as part of the process. Total cost for both LPAs starts from £633 all in. All fees are fixed and quoted upfront. Reduced OPG fees may apply for those on lower incomes, ask us when you get in touch.
Not necessarily. Many people can still make a valid LPA in the early stages of dementia, provided they have sufficient mental capacity at the time of signing. The key is acting quickly. Please call us on 01934 442030 and explain the situation, we'll discuss it sensitively and advise honestly on whether an LPA appointment is still achievable and appropriate before booking.
Most people benefit from both. The Property & Financial Affairs LPA protects your home and finances. The Health & Welfare LPA ensures your wishes about medical care and treatment are respected. They address entirely different situations, both are important. Setting them up together is more efficient and more cost-effective than doing them separately, and we can do both in a single appointment.
After your appointment, we prepare your documents promptly and submit them to the Office of the Public Guardian. The OPG currently takes around 20 weeks to process and register a submitted LPA, this is a government timeline we cannot accelerate. The LPA is not legally effective until registered, which is why starting as early as possible matters. We manage the full OPG process and keep you updated throughout.
Without an LPA, no one, not a spouse, not adult children, has legal authority to manage your finances, access your accounts, or deal with your Wells or Mendip property. Banks freeze accounts. Property transactions become impossible. The only route is a Court of Protection Deputyship Order, which takes twelve months or more and costs far more than an LPA. It is the alternative no family wants.
Yes, and many Wells and Mendip clients combine an LPA with a Will review or new Will in a single appointment. With Wells property values averaging close to £500,000, a properly structured Will is just as important as an LPA. See our Will Writers in Wells page or call to discuss combining services.

Also need a Will for your Wells or Mendip estate?

The great majority of Wells-area clients who set up an LPA also benefit from reviewing or writing a Will at the same time. With average Wells property values close to £500,000, and Mendip stone cottages and farmhouses often worth significantly more, a properly drafted Will is every bit as important as an LPA. We can handle both in a single visit.

Will Writing in Wells

Wells and the Mendips, don't wait until it's too late.
